Why people choose Kingston

Kingston sits where Lake Ontario meets the St. Lawrence River and the Rideau Canal, roughly halfway between Toronto and Montreal and about two hours from Ottawa. It’s home to about 132,000 people (2021 Census), and its economy is anchored by Queen’s University, St. Lawrence College, the Royal Military College, CFB Kingston and Kingston Health Sciences Centre. That mix keeps housing demand steady from families, students, investors and military households.

Buyers come for the historic downtown and waterfront, established family neighbourhoods in the west end, and newer subdivisions with good access to Highway 401. Investors watch the steady rental demand near the universities and hospitals.

  • About 2.5 hours to Toronto, about 2 hours to Ottawa
  • VIA Rail station on the Toronto–Montreal corridor
  • Queen’s University, St. Lawrence College and RMC
  • Waterfront trails, Thousand Islands boating and a lively downtown
  • Strong rental demand from students, healthcare and military households

Questions

Buying & selling in Kingston

Is Kingston a good place to buy a home?

Kingston’s large public employers (university, college, hospitals and the military base) support steady demand from both owners and renters. Every neighbourhood is different, so I’ll show you recent sales and rental numbers for the streets you’re considering before you make an offer.

Do you help buyers relocating to Kingston from the GTA or elsewhere?

Yes. Many of my clients buy from a distance. I preview homes for you, go through them with you on a video call, and handle the details with inspectors, lawyers and lenders so you only travel when it matters.

Is Kingston good for investment properties?

Rental demand near Queen’s, St. Lawrence College, the hospitals and CFB Kingston is consistent. I can help you look at legal unit status, zoning, realistic rents and carrying costs before you buy.

How quickly do homes sell in Kingston?

It depends on price range, neighbourhood and season. The live market snapshot on this page shows current average days on market for homes listed for sale in the City of Kingston.
