First-time home buyer in Kingston, Ontario: your step-by-step plan

I'm Charanpal Singh, a Kingston-based real estate sales representative working with buyers and sellers in Kingston and Cornwall. Buying your first home is exciting — and confusing. I'll explain each step in plain language, in English, Punjabi, Hindi or Urdu, so you know what to expect before you commit.

The starting point

What does it take to buy your first home in Kingston?

Kingston is a university, hospital and military city, which keeps demand steady across detached homes, townhouses, condos and small multi-unit buildings. The mix of housing — from older homes near downtown to newer subdivisions in the west end and north — means your budget can look very different depending on the area and home type.

Right now, 653 homes are listed for sale in the City of Kingston, with a median asking price of $599,900 (see the October 2026 market report). These are asking prices, not sold prices, and every home is different — I'll pull comparable sales before you make any offer. Kingston market report →

The plan

Your step-by-step plan

  1. Start with a budget conversation. Look at income, savings, debts and monthly comfort level — not just the maximum a lender will approve.
  2. Get a mortgage pre-approval. A mortgage professional or lender confirms what you can borrow and what your payments might look like. Ask how long the pre-approved rate is held and what documents they need. I can introduce you to mortgage professionals, but you're free to use any lender.
  3. Understand buyer representation. Before I can represent you, we'll sign a written buyer representation agreement. It sets out what I'll do for you, how long it lasts and how the brokerage is paid. I'll walk you through it and answer questions before you sign.
  4. Set up your search. Tell me your must-haves and your budget, and I'll set up listing alerts for Kingston so you see new homes quickly.
  5. View homes and compare. We'll tour homes together (or by video if you're out of town) and I'll show recent comparable sales, so you know what each home is really worth.
  6. Make a clear offer. Price, deposit, conditions and closing date all matter. We'll decide your strategy together before you sign.
  7. Inspection, financing and legal. Typical conditions include a home inspection, financing and, for condos, a status certificate review. Your real estate lawyer handles the legal side and closing.
  8. Closing day. Your lawyer registers the transfer, you receive keys and move in.

Timelines vary. Many buyers need a few weeks to a few months to find the right home, and closings are commonly set 30–60 days after an accepted offer — this is a general estimate, not a promise.

What to budget for beyond the down payment

Kingston areas first-time buyers often look at

Every budget is different, so I'll show you homes in several areas and explain the trade-offs — commute, walkability, type of home, noise, parking, and resale. Areas buyers commonly ask about include Kingscourt, Williamsville, Bayridge, Cataraqui North, Westbrook, Portsmouth Village and Kingston East / Barriefield.

Buying from out of town, or moving for work or school?

If you're in the GTA, Ottawa or somewhere farther away, we can start online: video calls, video tours and a plan for a short house-hunting trip. If you're posted to CFB Kingston or joining Queen's, RMC or KHSC, see the relocation guides: CFB Kingston · Queen's, RMC & KHSC.

First-time buyers I've worked with

“

As a first-time buyer, I couldn't have asked for a better realtor than Charanpal. He was patient, knowledgeable, and guided me through every step of the process. His recommended mortgage agent also made everything easy. He truly is a one-stop professional with a highly reliable team for inspection, mortgage, lawyers, and insurance. He helps from the very beginning right until you move in. Highly recommend!

“

Charanpal is the most genuine and professional real estate agent we've ever dealt with. He truly went above and beyond for us and calmed all of our concerns and provided fantastic advice. As first time home buyers with zero experience in real estate, the whole house buying process can be very stressful but Charanpal made it so much easier and was so patient whenever he thoroughly answered any questions we had. He surpassed the traditional role of a realtor and really went out of his way to help us whenever he could. Our family cannot express how grateful we are for Charanpal making our home purchasing dreams come true. He is truly a blessing in disguise! We recommend him to all of our friends, colleagues and family. There is no one else we would trust for this!

Questions

Frequently asked questions

How much do I need for a down payment in Ontario?

The minimum is 5% of the first $500,000 of the price and 10% of the portion between $500,000 and $1.5 million; homes at $1.5 million or more need at least 20%. If you put down less than 20%, mortgage default insurance is required. For example, the minimum down payment on a $500,000 home is $25,000. Rules can change, so confirm current minimums with your lender or the Government of Canada.

Do first-time buyers get a land transfer tax refund in Ontario?

Eligible first-time buyers can receive a provincial land transfer tax refund of up to $4,000, which covers the full tax on the first $368,000 of the price for qualifying homes. You must be at least 18, a Canadian citizen or permanent resident, have never owned an eligible home anywhere in the world, and live in the home as your principal residence. Your lawyer normally claims the refund at closing. Check ontario.ca for current rules.

What are the FHSA and the Home Buyers' Plan, and can I use both?

The First Home Savings Account (FHSA) lets you save up to $8,000 per year, to a lifetime limit of $40,000, with tax-deductible contributions and tax-free qualifying withdrawals for a first home. The RRSP Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP and repay it over 15 years. You can use both for the same home if you meet each program's conditions. Confirm current rules at canada.ca.

Is the City of Kingston Home Ownership Program open?

As of October 25, 2026, the City of Kingston says applications for the 2026 Home Ownership Program are closed because available funding has been fully applied for. The program offers a forgivable down-payment loan to eligible renters and first-time buyers buying a home priced at $500,000 or less in Kingston or Frontenac County. Check the City of Kingston website for future intake dates and eligibility rules.

What are closing costs when buying a home in Kingston?

Closing costs usually include land transfer tax (before any first-time buyer refund), legal fees and disbursements, title insurance, a home inspection, and adjustments for items such as property taxes and utilities. Many buyers set aside roughly 1.5% to 4% of the purchase price as a rule of thumb. Your lawyer will provide exact figures before closing.

What is a buyer representation agreement?

It is a written agreement between you and a real estate brokerage that sets out what services the brokerage will provide, how long the agreement lasts and how the brokerage is paid. Read it carefully, ask questions and make sure you understand it before you sign. I'm happy to walk you through it.

Do I need a mortgage pre-approval before looking at homes?

It isn't a legal requirement, but it is strongly recommended. A pre-approval shows what a lender may be willing to lend, helps you set a realistic budget and lets you move quickly when you find the right home. It is not a guarantee of final mortgage approval.

Can I buy a home in Kingston if I live in another city?

Yes. Many buyers start with video calls and video tours, then visit for in-person showings. I can set up listing alerts, share comparable sales and help you plan a short house-hunting trip.
