What is the 13% HST rebate before March 31, 2027?
For eligible buyers of new homes, federal and Ontario programs can together relieve the 5% federal part and the 8% Ontario part of the HST. They are separate programs. Eligibility, price limits and deadlines apply, and not every buyer qualifies. The Ontario enhanced new housing rebate is generally for agreements signed from April 1, 2026 to March 31, 2027. Ask us if you qualify, and read the rebate section for the official rules.
What is the federal GST/HST new housing rebate?
The Canada Revenue Agency says an individual may recover some of the GST or the federal part of the HST on a new or substantially renovated home used as their own or a relation's primary place of residence, if the other conditions are met. The rebate is generally 36% of that federal tax, up to $6,300. It is reduced when the home is valued between $350,000 and $450,000, and there is no federal new housing rebate at $450,000 or more. See CRA guide RC4028.
Is the first-time home buyers' GST rebate in force?
Yes. The CRA said on March 17, 2026 that it is accepting applications. For an eligible first-time buyer, the rebate is generally 100% of the GST or federal part of the HST, up to $50,000, on a new home valued up to $1 million. It is reduced between $1 million and $1.5 million, and it is not available at $1.5 million or more. The agreement with the builder has to be entered into on or after March 20, 2025 and before 2031, and you generally have to be the first person to live in the home as your primary residence. A first-time buyer is generally someone who is at least 18, a Canadian citizen or permanent resident, and who has not lived in a home they or their spouse or common-law partner owned as a primary residence in that calendar year or the four previous calendar years. Confirm the current rules with the CRA.
What is the Ontario new housing rebate?
For a new home in Ontario used as your or a relation's primary place of residence, the CRA says the Ontario new housing rebate for a house purchased from a builder is up to $24,000, including when the home is above the federal price limit. Ontario's 2026 Budget describes the standing provincial rebate as 75% of the 8% provincial portion of the HST, up to $24,000. A separate, temporary Ontario enhanced new housing rebate can, together with that rebate, relieve up to $80,000 of the provincial portion on a qualifying primary residence: the full 8% on a home up to $1 million (maximum $80,000), a flat $80,000 above $1 million up to $1.5 million, and a partial rebate up to just under $1.85 million. At $1.85 million or more, only the Ontario new housing rebate of up to $24,000 is described. For a purchase from a builder, the enhanced rebate generally needs an agreement signed from April 1, 2026 to March 31, 2027, construction started by December 31, 2028 and substantially completed by December 31, 2031, and a before-tax price under $1,850,000 when you buy the house and land from the same builder. These rebates are not automatic. Ontario also has a first-time buyers' rebate of the provincial portion, up to $80,000, on the same first-time buyer conditions as the federal rebate. Provincial rebates for the 8% portion cannot be stacked past the lesser of $80,000 and the provincial HST payable. A home bought only as a rental follows different rules. Read the CRA notices and talk to a tax advisor.
What warranty covers a new home, and is there a 10-day cooling-off period?
Ontario says a new home has 1-year, 2-year and 7-year warranties administered by Tarion, covering things such as bad workmanship, water penetration, major structural defects, delayed closing or occupancy, and deposit protection. Coverage can vary, and some warranties start on the possession date. The 10-day cooling-off period for new freehold homes is in Ontario Regulation 290/26. That regulation is not in force yet. It comes into force on January 1, 2027, and it does not apply to a purchase agreement signed before that date. It also does not apply to a construction contract. Tarion says the required information sheet and addendum have to be part of the agreement for the period to begin. Read the agreement with your lawyer before you sign.
What deposit is required, and how long does a build take?
Deposit amounts and build times are not listed on this page. Call or text 647-203-0500 and ask for the current deposit, closing date and what is included before you sign anything.
Can I use my own agent, and does it cost me anything?
You can work with your own sales representative when you buy a new home. Charanpal Singh is a Sales Representative with Zolo Realty, Brokerage. Before he represents you, you sign a buyer representation agreement that sets out the services and how the brokerage is paid. He will walk you through that agreement before you sign. Do not assume there is no cost to you until you have seen the payment terms in writing.
