The starting point

What does it take to buy your first home in Cornwall?

Cornwall sits on the St. Lawrence River along Highway 401, between Ottawa and Montreal. The housing mix includes older homes near downtown and Le Village, subdivisions such as East Ridge and Riverdale, and homes around Eamers Corners and Brookdale. Which area fits depends on your budget, commute and the type of home — I will show you the trade-offs with real listings, not a guess about prices.

Right now, 224 homes are listed for sale in Cornwall with a median asking price of $424,900 (see the October 2026 report: Cornwall market report). These are asking prices, not sold prices. Every home is different — I'll pull comparable sales before you make any offer.

The plan

Your step-by-step plan

  1. Start with a budget conversation. Look at income, savings, debts and the monthly payment you are comfortable with — not only the maximum a lender will approve.
  2. Get a mortgage pre-approval. A mortgage professional or lender confirms what you may be able to borrow. Ask how long the rate is held and which documents they need. I can introduce you to mortgage professionals. You are free to use any lender.
  3. Understand buyer representation. Before I can represent you, we sign a written buyer representation agreement. It sets out the services, how long it lasts and how the brokerage is paid. I will walk you through it before you sign.
  4. Set up your search. Tell me your must-haves and your budget. I will set listing alerts so you see new homes quickly.
  5. View homes and compare. We tour homes together, or by video if you are out of town. I show recent comparable sales before you decide what a home is worth.
  6. Make a clear offer. Price, deposit, conditions and closing date all matter. We decide the approach together before you sign.
  7. Inspection, financing and legal. Typical conditions include a home inspection, financing and, for a condo, a status certificate review. Your real estate lawyer handles the paperwork and closing. I can introduce inspectors and lawyers.
  8. Closing day. Your lawyer registers the transfer, you get the keys and you move in.

Timelines vary. Many buyers need a few weeks to a few months to find the right home, and closings are commonly set 30–60 days after an accepted offer. That is a general estimate, not a promise.

Programs

Rebates and savings accounts to ask about

These programs can change. Confirm the current rules with the official source, your lawyer and your tax advisor before you rely on them. Program details last checked: October 25, 2026.

What to budget for beyond the down payment

Kingston, Cornwall and Belleville do not charge a separate municipal land transfer tax. You pay Ontario's provincial land transfer tax. Toronto is the Ontario city that adds its own municipal land transfer tax on top.

Cornwall areas first-time buyers often ask about

Every budget is different. I will pull homes in more than one area and explain the trade-offs: commute, walkability, home type, parking and what a renovation might involve. Areas people often name include downtown and Le Village, East Ridge, Riverdale, Eamers Corners and Brookdale. I am not ranking them, and I am not quoting a typical price. We look at the homes that are actually for sale. If you want a brand-new home, see Cornwall pre-construction and new builds in Cornwall and Long Sault.

Buying from out of town?

If you are in Ottawa, Montreal or the GTA, we can start online: video calls, video tours and a plan for a short trip. If the commute is the reason you are looking here, see homes in Cornwall for Ottawa and Montreal commuters.

First-time buyers I've worked with

“

As a first-time buyer, I couldn't have asked for a better realtor than Charanpal. He was patient, knowledgeable, and guided me through every step of the process. His recommended mortgage agent also made everything easy. He truly is a one-stop professional with a highly reliable team for inspection, mortgage, lawyers, and insurance. He helps from the very beginning right until you move in. Highly recommend!

“

Charanpal is the most genuine and professional real estate agent we've ever dealt with. He truly went above and beyond for us and calmed all of our concerns and provided fantastic advice. As first time home buyers with zero experience in real estate, the whole house buying process can be very stressful but Charanpal made it so much easier and was so patient whenever he thoroughly answered any questions we had. He surpassed the traditional role of a realtor and really went out of his way to help us whenever he could. Our family cannot express how grateful we are for Charanpal making our home purchasing dreams come true. He is truly a blessing in disguise! We recommend him to all of our friends, colleagues and family. There is no one else we would trust for this!

Questions

Frequently asked questions

How much do I need for a down payment in Ontario?

For an insured mortgage, the usual minimum is 5% of the first $500,000 of the price and 10% of the portion between $500,000 and $1.5 million. A home of $1.5 million or more generally needs at least 20% down. Under 20% down, mortgage default insurance is required. On a $500,000 home, 5% is $25,000. Confirm the current rule with your lender or the Government of Canada.

Do first-time buyers get a land transfer tax refund in Ontario?

Eligible first-time buyers can receive a provincial land transfer tax refund of up to $4,000, which covers the full tax on the first $368,000 of a qualifying home. You must be at least 18, a Canadian citizen or permanent resident, have never owned an eligible home anywhere in the world, and live in the home as your principal residence within nine months. If you have a spouse, they also cannot have owned a home while they were your spouse. Your lawyer normally claims the refund at registration. Cornwall does not charge a separate municipal land transfer tax. Check ontario.ca for current rules.

What are the FHSA and the Home Buyers' Plan, and can I use both?

The First Home Savings Account (FHSA) lets you save up to $8,000 per year, to a lifetime limit of $40,000, with tax-deductible contributions and tax-free qualifying withdrawals for a first home. The RRSP Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP and repay it over 15 years. You can use both for the same home if you meet each program's conditions. Confirm current rules at canada.ca.

Does Cornwall have its own first-time buyer grant?

I did not find a City of Cornwall or SDG Counties program that gives first-time buyers money toward a down payment. The City's Housing Access Centre administers rent-geared-to-income and other affordable rental housing, not purchase grants. Ontario Renovates, listed on the City of Cornwall site, can help existing low-to-moderate income homeowners with repairs. It is not a grant to buy a home. Check cornwall.ca before you rely on a local program.

What are closing costs when buying a home in Cornwall?

Closing costs usually include Ontario land transfer tax (before any first-time buyer refund), legal fees and disbursements, title insurance, a home inspection, and adjustments for items such as property taxes and utilities. Many buyers set aside roughly 1.5% to 4% of the purchase price as a rule of thumb. Your lawyer will provide exact figures before closing.

What is a buyer representation agreement?

It is a written agreement between you and a real estate brokerage that sets out what services the brokerage will provide, how long the agreement lasts and how the brokerage is paid. Read it carefully, ask questions and make sure you understand it before you sign. I'm happy to walk you through it.

Do I need a mortgage pre-approval before looking at homes?

It isn't a legal requirement, but it is strongly recommended. A pre-approval shows what a lender may be willing to lend, helps you set a realistic budget and lets you move quickly when you find the right home. It is not a guarantee of final mortgage approval.

Can I buy a home in Cornwall if I live in another city?

Yes. Many buyers start with video calls and video tours, then visit for in-person showings. I can set up listing alerts, share comparable sales and help you plan a short house-hunting trip. If you commute to Ottawa or Montreal, see the Cornwall commuter page.
