The starting point

What does it take to buy your first home in Belleville?

Belleville is on the Bay of Quinte, with a hospital, a college and Highway 401, and CFB Trenton a short drive west in Quinte West. Homes range from houses on the east and west hills to downtown streets, Cannifton, Foxboro and Point Anne. I will compare the homes that fit your budget. I will not guess a "typical" Belleville price.

Right now, 327 homes are listed for sale in Belleville with a median asking price of $539,900 (see the October 2026 report: Belleville market report). These are asking prices, not sold prices. Every home is different — I'll pull comparable sales before you make any offer.

The plan

Your step-by-step plan

  1. Start with a budget conversation. Look at income, savings, debts and the monthly payment you are comfortable with — not only the maximum a lender will approve.
  2. Get a mortgage pre-approval. A mortgage professional or lender confirms what you may be able to borrow. Ask how long the rate is held and which documents they need. I can introduce you to mortgage professionals. You are free to use any lender.
  3. Understand buyer representation. Before I can represent you, we sign a written buyer representation agreement. It sets out the services, how long it lasts and how the brokerage is paid. I will walk you through it before you sign.
  4. Set up your search. Tell me your must-haves and your budget. I will set listing alerts so you see new homes quickly.
  5. View homes and compare. We tour homes together, or by video if you are out of town. I show recent comparable sales before you decide what a home is worth.
  6. Make a clear offer. Price, deposit, conditions and closing date all matter. We decide the approach together before you sign.
  7. Inspection, financing and legal. Typical conditions include a home inspection, financing and, for a condo, a status certificate review. Your real estate lawyer handles the paperwork and closing. I can introduce inspectors and lawyers.
  8. Closing day. Your lawyer registers the transfer, you get the keys and you move in.

Timelines vary. Many buyers need a few weeks to a few months to find the right home, and closings are commonly set 30–60 days after an accepted offer. That is a general estimate, not a promise.

Programs

Rebates and savings accounts to ask about

These programs can change. Confirm the current rules with the official source, your lawyer and your tax advisor before you rely on them. Program details last checked: October 25, 2026.

What to budget for beyond the down payment

Kingston, Cornwall and Belleville do not charge a separate municipal land transfer tax. You pay Ontario's provincial land transfer tax. Toronto is the Ontario city that adds its own municipal land transfer tax on top.

Belleville areas first-time buyers often ask about

I will show homes in more than one part of the city and explain commute, lot, parking and condition. Areas people often name include downtown, West Hill, East Hill, Cannifton, Foxboro and Point Anne. I am not ranking them and I am not quoting a typical price.

Posted to CFB Trenton, or buying from out of town?

We can start with video calls and a trip planned around your dates. If the posting is to Trenton, see CFB Trenton military relocation. Quinte West listings can be part of the same search when you want them.

First-time buyers I've worked with

“

As a first-time buyer, I couldn't have asked for a better realtor than Charanpal. He was patient, knowledgeable, and guided me through every step of the process. His recommended mortgage agent also made everything easy. He truly is a one-stop professional with a highly reliable team for inspection, mortgage, lawyers, and insurance. He helps from the very beginning right until you move in. Highly recommend!

“

Charanpal is the most genuine and professional real estate agent we've ever dealt with. He truly went above and beyond for us and calmed all of our concerns and provided fantastic advice. As first time home buyers with zero experience in real estate, the whole house buying process can be very stressful but Charanpal made it so much easier and was so patient whenever he thoroughly answered any questions we had. He surpassed the traditional role of a realtor and really went out of his way to help us whenever he could. Our family cannot express how grateful we are for Charanpal making our home purchasing dreams come true. He is truly a blessing in disguise! We recommend him to all of our friends, colleagues and family. There is no one else we would trust for this!

Questions

Frequently asked questions

How much do I need for a down payment in Ontario?

For an insured mortgage, the usual minimum is 5% of the first $500,000 of the price and 10% of the portion between $500,000 and $1.5 million. A home of $1.5 million or more generally needs at least 20% down. Under 20% down, mortgage default insurance is required. On a $500,000 home, 5% is $25,000. Confirm the current rule with your lender or the Government of Canada.

Do first-time buyers get a land transfer tax refund in Ontario?

Eligible first-time buyers can receive a provincial land transfer tax refund of up to $4,000, which covers the full tax on the first $368,000 of a qualifying home. You must be at least 18, a Canadian citizen or permanent resident, have never owned an eligible home anywhere in the world, and live in the home as your principal residence within nine months. If you have a spouse, they also cannot have owned a home while they were your spouse. Your lawyer normally claims the refund at registration. Belleville does not charge a separate municipal land transfer tax. Check ontario.ca for current rules.

What are the FHSA and the Home Buyers' Plan, and can I use both?

The First Home Savings Account (FHSA) lets you save up to $8,000 per year, to a lifetime limit of $40,000, with tax-deductible contributions and tax-free qualifying withdrawals for a first home. The RRSP Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP and repay it over 15 years. You can use both for the same home if you meet each program's conditions. Confirm current rules at canada.ca.

Is there a local down-payment program in Belleville?

Hastings County publishes a Home Ownership Downpayment Assistance Program for people who currently rent in Hastings County. The County's page says eligible applicants may receive 10% of the purchase price, up to $30,000, if the home costs no more than $558,867 and combined household income is $105,700 or less. The same page says the County is not accepting applications at this time. The City of Belleville's housing incentive programs are for owners adding units, such as an accessory apartment. They are not a grant to buy your first home. Check the County and City sites before you make an offer.

What are closing costs when buying a home in Belleville?

Closing costs usually include Ontario land transfer tax (before any first-time buyer refund), legal fees and disbursements, title insurance, a home inspection, and adjustments for items such as property taxes and utilities. Many buyers set aside roughly 1.5% to 4% of the purchase price as a rule of thumb. Your lawyer will provide exact figures before closing.

What is a buyer representation agreement?

It is a written agreement between you and a real estate brokerage that sets out what services the brokerage will provide, how long the agreement lasts and how the brokerage is paid. Read it carefully, ask questions and make sure you understand it before you sign. I'm happy to walk you through it.

Do I need a mortgage pre-approval before looking at homes?

It isn't a legal requirement, but it is strongly recommended. A pre-approval shows what a lender may be willing to lend, helps you set a realistic budget and lets you move quickly when you find the right home. It is not a guarantee of final mortgage approval.

Can I buy a home in Belleville if I am posted to CFB Trenton?

Yes. Many military families start before they arrive, with video calls and a short house-hunting trip planned around the posting date. See the CFB Trenton relocation page, and I can set up Belleville and Quinte West listing alerts.
